It’s a well-known fact amongst Estate Agents that spring and early summer are often the best times of the year to put your home on the market if you want a quick sale. There are a number of reasons that combine to make spring such a great time to sell, and we’ve taken a look at some of them to explain why this could be the ideal time of year to get a valuation on your home and put it on the market.
1. Better weather encourages people to start house-hunting
The weather can quite literally put a dampener on selling your home. Cold and rainy weather in the early months of the year can put people off looking at houses, and buyers often decide to wait until the spring to make a firm commitment to buying a new property. Houses often look more appealing in sunny weather too and may catch the eyes of buyers more against the backdrop of a glorious blue sky than when viewed through a haze of drizzle!
2. People often have time constraints on buying a property
Potential buyers may often have a need to be in their new home by a certain time. One key motivation for people to move house, particularly to family homes, is that they want to be within a certain catchment area for their children’s schooling. As applications start to be submitted in the autumn this is the ideal time of year for them to start looking to ensure that they are in their new home in good time to apply for the school of their choice.
3. It’s the perfect time of year for renovations or a spring clean
If you are planning on doing any renovations to your home before putting it on the market then spring is the ideal time of year. Warmer days and longer, lighter evenings make it the perfect season for DIY at the weekend or after work. So make the most of this time to spruce up your home for potential buyers. Even if you don’t need to re-decorate it can be a good idea to give your home a spring clean and de-clutter. A bright, airy and spacious house will be far more attractive to buyers and is more likely to get you a quick sale.
4. Warm weather can help you make the most of your garden
When the spring comes it’s the ideal time to show off your garden to potential buyers. A lovely garden can be a real selling point especially if your buyers are keen gardeners. Families with young children will also be looking for a usable outdoor space. Have a tidy up of old leaves, trim back branches or hedges and fire up the lawnmower You may also want to invest in some ready planted tubs or hanging baskets for extra kerb appeal.
