A Day In The Life Of A Lettings Consultant...

At Wrights we have a thriving lettings team in all of our offices who deal with both our landlords and our tenants. We provide a whole range of services for our customers and so we thought it would be great to share what a day in the life of one of our Lettings Consultants looks like. Read on to find out what our Senior Lettings Consultant Phil gets up to!

8.30am The Lettings team get together for a morning meeting. We work as a team of 5 in our branch but we also keep in close contact with our Hatfield and Stevenage branches too as sometimes we may get customers who are keen to move area. Today we are discussing the best way to market a number of our properties and having a chat about any potential tenants who could be a good fit for them.

9.00am I take a call from a tenant at a property where unfortunately there has been a slight leak due to heavy rain. Luckily our tenants and landlords know that we have a fantastic property and maintenance manager Karen who works on site in our office and she is able to dispatch a tradesman out that day to help get the problem solved quickly.

10.00am I have a quick check through my emails and then I head out to do some valuations for a couple of potential new landlords. I drive to them in my Wrights mini which always gets lots of attention when I’m out and about! It feels a bit like being famous!

11.00am I meet our new landlord at her property. I look around and take notes for my valuation. I’ve lived in Welwyn Garden City for all of my life and so I know the local area really well and I’m pleased to let her know that I think that due to the great location of her property it should get tenants very quickly. We talk about rent, how it will be marketed and the type of tenants she is looking for. She feels that the property could do with a lick of paint to make it more saleable and I let her know that I can provide her with a quote and tradesman to help with that which she is really happy about.

12.30pm Back to the office and as soon as I’ve sat back down the door opens and a couple walk in who are looking to rent in Welwyn Garden City. As well as taking their details I like to have a chat and get to know them as people as I find this helps me ensure that I can offer them properties which really fit their needs. As luck would have it we have a number of properties on our books which would be ideal and I book them in for viewings over the next week.

1.30pm After a quick bite to eat I’m off to a meeting with the Welwyn BID team. This team support our local town and businesses and Wrights are always keen to get involved in their initiatives. This year we are very excited to be sponsoring the open air summer cinema and a brand new Oktoberfest event. We meet up with the BID team regularly to keep up to date with everything they are doing for our town

3.30pm I catch up on my emails and add some of our new properties onto Rightmove and our website. We always like to pro-actively market our properties quickly to help our clients get a fast sale

4.30pm I have some new tenants coming in to collect the keys to their new rental property. It’s always a brilliant moment when someone gets the keys to their new home – one of the best parts of the job! We work with popular restaurant Bills to provide a welcome pack full of goodies to help our tenants really feel at home.

5.30pm After checking through some tenants contracts to make sure everything is correct it’s time to log off and head home. Every day is different working for Wrights and I’m already looking forward to what tomorrow will bring!
